<p>Good news.  Digis, our contracted internet provider, will be  upgrading their service in the near future.  The new equipment will  allow faster downloading and uploading speeds.  If you have trouble with  Digis service, please contact:  bretts@digis.net</p>
<p>Heat tape has been installed on all the north-facing units to prevent  the build-up of ice in the down spouts and alleviate dripping and  subsequent freezing of water on driveways.  Sensors will click on at 40  degrees.  Please contact HOA via submission form if you notice  malfunction of this device.</p>
<p>Please review the parking policy.  Parking violations are up since  leniency during the holidays.  Major infractions include:  parking in  driveways, resident cars in guest parking, trailers parked in  community.  Three parking stalls are available for monthly rental if a  residence needs additional parking.  Parking violators will be towed.</p>
<p>Keep our community safe!  Please contact police  immediately if you  notice illegal or suspicious activity in our community.  As a secondary  course of action, contact the HOA, so a track record of activity can be  maintained.</p>

<p>Help keep your community appealing!</p>
<p>1.  Pick up trash around your residence, especially after trash pick  up.</p>

<p>3.  Please be sure you are cleaning up after your pets, in your back  yards, and within the Wyngate Community.  This seems to be an increasing  problem and is causing a health hazard for residents, guests, and yard  maintenance crews.  <span style="text-decoration: underline;">Dog owners  should be carrying a clean-up bag when walking pets at all times</span>.   Be considerate of your neighbors.</p>
<p>4.  New neighbors are moving in continually.  Please introduce  yourself and report new move-ins to your HOA so they can be formally  greeted.</p>
<p>5.  If you would be willing to represent your cul-de-sac, please fill  out a submission form.  The duties of  “Block Representatives” are to  attend HOA meetings every 2 months, disseminate information to  neighbors, and to keep the HOA Board apprised of activity in your  cul-de-sac, such as new residents, as well as community members who move  away.</p>

<p>Our new Landscape Management Company is <strong>Utah Lawn</strong>.   They have already aerated the lawns and regular maintenance will be <strong>Thursdays</strong>.   Please make sure that yards are free of debris, garden tools, and that <span style="text-decoration: underline;">dog messes</span> are cleared.   Mowing will begin the week of April 15.</p>
<p><strong><span style="text-decoration: underline;">Landscape Change  Reminder</span></strong></p>
<p>Any backyard changes, <em>with the exception of planting flowers</em> in the 4 foot boarder next to the building, need to be cleared with the  Landscape Committee.  This can be accomplished by completing a  submission form on-line or by contacting your block representative.  If  you do not have a contact number, please contact Susie Durr @  801-572-2690.</p>
<p><strong><span style="text-decoration: underline;">Pet Owner  Responsibility</span></strong></p>
<p>The HOA has received numerous complaints regarding pets.   It is your  responsibility to clean up after your pet whether walking your pet in  the common areas  (any areas within Wyngate Commons excluding backyards)  or in limited commons areas (this refers to your backyard).  Dog messes  are to be cleaned up immediately in any common area.  <span style="text-decoration: underline;">Failing to do so will result in a  $100 fine</span>.</p>
<p>Barking dogs is the second most frequent complaint.  Please be a  responsible and considerate neighbor.  We live in close proximity.  As  summer approaches and windows are left open, we all have a right to  relative quiet.  Allowing dogs outside without supervision invites  complaints about barking.  Even the most obedient pet will become a  noise nuisance if left unsupervised.  Pet owners will be subject to  fines, and Draper Animal Control will be notified.</p>
<p><span style="text-decoration: underline;">Reminder:  Pets not in  backyards must be leashed at all times</span>.</p>
<p><strong><span style="text-decoration: underline;">Upcoming Elections</span></strong></p>
<p>Wyngate  Commons will be electing 2 new Board Members on May 18<sup>th</sup> at our annual meeting.  Please plan to attend this important event.   More information will be coming. We need and value your opinion, ideas,  and expertise.  We would invite anyone interested in serving on the HOA  Board to state your interest on a submission form.  Please include any  area of expertise you might be able to bring to our Community.  In  addition, please suggest any neighbor you feel might be a valuable  perspective Board Member.</p>
<p>We would also like to invite  you to volunteer to represent your  cul-de-sac.  Block Representatives are the communicative links between  the HOA Board and the individual home owners.  Volunteer by completing a  submission form on the website or by calling Susie Durr @ 801-572-2690.</p>

<p><strong>Highlights of the July Home Owners Association Board Meeting</strong>:</p>
<p>Wyngate Commons has two new Board Members:</p>

<p>We welcome these new valuable members to our Board and extend   tremendous thank-yous to our outgoing Board Members Darin Knowles and   Ben Sauter for their dedication of time, effort, and expertise the last 3   years.</p>
<p><strong>Position appointments are as follows</strong>:</p>

<p>Other issues addressed:<strong> </strong></p>
<p><strong>PARKING</strong> issues</p>
<p>It was discussed and determined that Speedy Towing was following the   contract made with the HOA as well as adhering to Draper City laws for   parking.</p>
<p><strong>PARKING REMINDER: </strong></p>
<p>*There is no parking allowed in driveways at any time of day or   night.</p>
<p>*There is no parking allowed in the street between the hours of 12AM   and 6AM.</p>
<p>*There is no resident parking allowed in GUEST PARKING unless   arrangements have been made with the HOA through submission forms,   either hard copy or online.</p>
<p>*Residents may apply for a third parking spot via submission form.    See Website or talk to a Board Member for details.</p>
<p><strong>LANDSCAPING</strong> issues</p>
<p>Shon believes the water pressure issues have been solved.  Watering   has been occurring more frequently to revive damaged grass areas.    Please continue to send submission forms if your grass problem shows no   improvement in the next few days.  Utah Lawn is working on a map   schedule so residents will know when to expect watering to occur.</p>
<p><strong>MAINTENANCE</strong> Issues</p>
<p>Painters are scheduled to examine doors and frames for painting needs   next week…really.  Delays were due initially to weather and then to   onslaught of paint jobs when weather improved.  South facing doors have   been damaged the most and will take priority.</p>
<p><strong>YARD SIGNAGE</strong>/furniture on curbs/PODs, etc.</p>
<p><strong>REMINDER:</strong></p>
<p>*<strong>No</strong> signs are allowed on lawns, rock, or common   areas.</p>
<p>*Unwanted furniture must <strong>not</strong> be left on curbs or   driveways</p>
<p>*PODs or any type of large collection containers are <strong>not </strong>allowed   in driveways or on streets at any time due to Draper City ordinances.<strong> </strong></p>
<p><strong>DOGS</strong>…again</p>
<p>The number of dog complaints has decreased  (yeah!)  But…..</p>
<p><strong>REMINDERS:</strong></p>
<p>*Dogs <strong>must be leashed</strong> at all times.</p>
<p>*Owners must clean up after pets immediately in common areas.     Limited common areas, such as backyards are also the owner’s   responsibility and should be free of waste every Thursday when   maintenance crews arrive to mow.</p>
<p>*<strong>Draper City requires that all dogs be licensed</strong>.  We   expect our residents to comply with Draper City regulations and laws.<strong> </strong></p>
<p><strong> </strong><strong>WEBSITE</strong></p>
<p>We are working to update our website with current information.   We   have contracted an individual with website expertise to help us achieve a   more efficient and user-friendly website.<strong></strong></p>
<p><strong> </strong><strong>THE GATE</strong></p>
<p>You will be receiving a ballot in the mail or from an HOA   representative to determine continued interest in gating our community.    The HOA Annual Meeting was not well-attended.  The residents there  were  overwhelmingly in favor of installing an entrance gate.  However,  due  to the future expense, we need a more accurate idea of pledged  support  for the project.  Please watch for more information on this  subject.<strong></strong></p>
<p><strong>FREE INSULLATION</strong>…That’s right!  AtticProInsulation   has been approved by the Board to examine and install additional   insulation free of charge to you.  (They make their profit through   Rebates)  If you are interested call:  1-888-987-3228.  Shon added   insulation to his attic and found a significant improvement in   temperature retention upstairs.<strong></strong></p>
<p><strong> </strong><strong>SCREEN DOORS</strong></p>
<p>Board approved Screen Doors.  If you have been wanting a screen door   for you back door, you may contact Mirage at 801-427-7454.  For around   $385 they will install “The Vanishing Screen Door”.<strong></strong></p>
<p><strong>FIREWORKS</strong></p>
<p>Last, but not least…Please remember that fireworks are not allowed   within the Wyngate Commons Community.</p></div>

<li>Shon believes water pressure issues are resolved.  Watering 24 hours/day due to large amount of area we have to make up for.  Some grass may not come back.  Utah Lawn may be held responsible if it doesn’t come back.</li>
<li>Bob wondered about a schedule for watering and drip systems.  Utah Lawn is working on a map and schedule for watering.</li>
</ul>
<p><span style="text-decoration: underline;">Maintenance issues</span>:</p>
<ul>
<li>Painter scheduled to assess doors next week.  South facing doors have been damaged the most and will take priority.  Some doors did not get a paint base to begin with.</li>
</ul>
<p><span style="text-decoration: underline;">Resident insurance claim issue</span>:</p>
<ul>
<li>Structural engineer signed off that there is no structural damage.  The contractor will repair the damage.  It will cost $850 around plus $300 landscaping.  Our insurance agent denied claim.  Owner will be notified and will be sent the bill by the contractor with options for payment, monthly/quarterly payments.</li>
</ul>
<p><span style="text-decoration: underline;">Yard signs/furniture/pods, etc</span>:</p>
<ul>
<li>Susie will put a reminder in the next flyer ie yard signs, furniture, pods.</li>
<li>A complaint was submitted about the lion statues in one of the driveways.  Tenants will be asked to move the statues to back yard.  Bob and Angel will follow up with a visit.</li>
</ul>
<p><span style="text-decoration: underline;">Doggy discussions</span>:</p>
<ul>
<li>Board agrees that dog issues have declined.</li>
<li>Dogs within the Community should be registered with Draper City as per law.</li>
</ul>
<p><span style="text-decoration: underline;">Website progress</span>:</p>
<ul>
<li>We have contracted someone to help update the website.</li>
</ul>
<p><span style="text-decoration: underline;">Free Insulation Program</span>:</p>
<ul>
<li>Board approved AtticProInsulation to provide this service to community members who would like to sign up.  More info will be sent out in a newsletter.</li>
<li>A screen door for the back doors has been approved by the HOA Board through Mirage.  Information will be provided to residents in a news letter.</li>
</ul>
<p><span style="text-decoration: underline;">Board decided by vote that</span>:</p>
<ul>
<li>Mercedes will continue as HOA President, Shon Allen as Vice-President, and Susie Durr as Secretary</li>
<li>Bob Kelley will serve as Treasurer</li>
<li>Angel Moran will organize Block Representative Program and work with Bob to handle parking and other issues.</li>
<li>Darin needs to get us the email file.  Shon will contact.</li>
</ul>
<p><span style="text-decoration: underline;">Gate</span>:</p>
<ul>
<li>Susie will devise a ballot for resident/owner voting for Gate  Project.  LaDonna will be asked to mail them in self-addressed, stamped  envelopes.</li>
</ul>
<p>Digis contract ends Jan. 2011.  Comcast contract ends Jan  2012.  Board will decided whether to continue.</p>

<p class="MsoNormal">We hope each of you had a wonderful and enjoyable Summer and that the Fall now finds you well.<span> </span>We have had a wonderful year so far at Wyngate Commons as our HOA continues to refine and develop. Over the last 3-4 months, about 20 volunteer leaders from throughout our community have taken on some large, time consuming tasks, and we as a board are amazed at how much has been done is such a short period of time.<span> </span>Please take a moment to become familiar with what has been accomplished and what we hope to achieve as a community:</p>
<p class="MsoNormal"><strong><span style="text-decoration: underline;">Website </span></strong><br />
In an effort to increase the communication within the community and supply each of you with pertinent and timely information, we have created the website <a href="http://www.wyngatecommons.com/">www.wyngatecommons.com</a> . We encourage you each to become familiar with it and join the email list.<span> </span>We’ll be periodically emailing community news and HOA minutes through this site.<span> </span>On this site you can use the Submission Form to reserve the pavilion, request assistance, or communicate with the Board. You can also find information on our emergency preparedness plan, new move-in information, links, HOA minutes, a calendar, and much more.<span> </span>If you have any repairs that need to be done around the community, take a moment to fill out a submission form on the site (even if you have previously sent one in on paper) before Tuesday, October 7<sup>th</sup>.<span> </span>We will be prioritizing fixes and hiring a repair man, so if you don’t put in the submission, you won’t be a part of the fixings.</p>
<p class="MsoNormal"><strong><span style="text-decoration: underline;">Rules and Regulations</span></strong><br />
One of the 2008-09 goals was to comb through, refine, and finalize the governing rules and regulations at Wyngate (including penalties for breaking the rules). <span> </span>We noticed this was essential to keep our neighborhood safe and enjoyable for all. This has taken several months to complete and has involved large amounts of input from the community.<span> </span>The finalized list can be found at <a href="http://www.wyngatecommons.com/">www.WyngateCommons.com</a> and is also attached to this newsletter.<span> </span>Please become familiar with these rules ASAP.<span> </span>We have a few new ones and will be enforcing all these rules within the next month. For example, cars are no longer allowed to park on top of sidewalks or in driveways at any time and cleaning fees for oil drippings will be charged to the car owners.<span> </span></p>
<p class="MsoNormal"><strong><span style="text-decoration: underline;">Paid Parking</span></strong><br />
As one of the biggest issues in the last 6 months, we have come up with solutions to satisfy the majority of parking concerns.<span> </span>We will now be renting out paid parking spots to residents who require additional parking spots. [See the attached Paid Parking Application form for more details.]<span> </span>Starting November 1, community members using Guest parking will be towed.<span> </span></p>
<p class="MsoNormal"><strong><span style="text-decoration: underline;">Gated Community and Community Watch</span></strong><br />
We are actively working to increase the safety, security, and property values of our community as part of our 2008-09 goals.<span> </span>Over the up-coming months we will be developing a neighborhood watch program and will continue to meet with Draper City in order to get permission to make Wyngate a gated-community.<span> </span>As part of this effort, we need to build a case supporting this goal, and so we encourage you each to use the Submission Form on our website to immediately notify us of any vandalism, intruders, or any other disturbance to our community.<span> </span>We will let you know how our efforts proceed as the months roll on.</p>
<p class="MsoNormal"><strong><span style="text-decoration: underline;">Wyngate BBQ 2008</span></strong><br />
As part of our goal to strengthen community bonds at Wyngate, in August we had our first neighborhood-wide BBQ.<span> </span>We had a total of nearly 50 people in attendance and it was a HUGE success, mainly because of the hard work Mercedes and her family did. We’d like to thank Mercedes again and all those who contributed.<span> </span>We plan to have at least one large activity each year and in between, we encourage you to continue reaching out to and getting to know your neighbors.<span> </span></p>
<p class="MsoNormal">Again, thanks to each of you for a great year so far and please let us know how we can continue to serve you and improve our community.<span> </span></p>
