April Meeting Minutes
April 4, 2011

1. Brian Bowen, Insurance Agent made recommendations to the Board regarding current coverage and possible additional Earthquake coverage, which would increase HOA Fees, but protect us against possible earthquake damage. Premiums and deductibles are high. Brian will draft a proposal to present at May meeting.
2. Approve last month’s minutes: Approved by Board
3. Parking report (Bob, Brad)
Brad will take over parking patrol. Residents cars parked in Guest parking will receive one warning before being towed.
4. Garbage Cans (Brad)
Brad reported that the situation was better this month. However, garbage cans/recycling cans left out later than Friday after pick-up will be subject to $50 fine.
5. Landscaping update (Shon)
Mowing and fertilizing of lawns has begun. Mowing will occur on Thursdays. Resident’s backyards must be clear of pet waste and other obstructions. Will remind community about this in April newsletter.
6. Concrete/striping/painting update (Bob)/Shon)
Concrete/striping and painting will begin as weather improves. Estimates for preserving concrete driveways will be investigated. Approximate cost: $1,000 per driveway. May require increase in HOA fees or one-time assessment fee.
7. Comcast follow-up (Angel/Brad)
Brad and Angel will follow-up on getting a great deal from Comcast to bundle internet and cable.
8. Electrical Box issue at 670 Wyngate
Has been resolved.
9. Survey Results update (short version)Susie
Survey indicated three major opinions: Majority who responded are in favor of a security gate, are in favor of dropping Digis as internet provider, would like HOA to continue to provide internet to all residents to save money.
10. Sister Community (Wyngate Townhomes)Susie
Our sister community, Wyngate Townhomes in South Jordan is experiencing similar difficult issues (ie. Parking, HOA fee collection, damage to community property)
11. CC&R draft updates (Bob/Shon)
Bob and Shon suggested changes to our current CC&Rs to present at Annual May meeting, May 17th. Changes include, but are not limited to: 1) establishing a % limit for rented/leased units. Most communities limit to 20%. We are at 30% right now. 2) Require documentation from seller that renters know the rules and regulations of the community and that owners are ultimately responsible for damage or non-compliance with rules by renters.

Action Plan
1. Bob and Shon will complete CC&R draft.
2. Brad and Angel will work on bundling deal with Comcast as well as withholding of cable and internet from residents who do not pay HOA fees.
3. Brad will investigate and prepare proposal for Security Gate.
4. Susie will prepare Notice of Meeting letter to be delivered to all owners no later than April 27th. Angel volunteered to mail these out.
5. Susie will prepare and deliver April Community Newsletter.
