Transition/June Board Meeting Minutes

May 31st, 2011

1. Mark Simpson- Utah Lawn

Mark reported on the status of the landscape in our community. We will be installing rain sensors which will shut off the sprinkler system when it rains. We will be replacing some trees and shrubs. Mark will also be submit bids on other landscape repairs. NOTE: Because of the size of our community and the number of sprinkler sections required, some yard watering will occur during the daylight hours.

2. Limit of Liability for L & T workmanship issues was discussed by the Board. This issue will be revisited at a future Board meeting.

3. Review of job descriptions for Board Members:

Bob proposed new job descriptions for each Board Member, plus the Board Members At-Large. All Board Members will be assigned “blocks” to represent. This plan will replace the previous “block representative” format.

4. Election of Board Officers

Board Members resigned their positions and new elections within the Board were held. The results are:

President: Bob Kelley

Vice-President: Shon Allen

Treasurer: Brad Shepherd

Secretary: Angel Moran

Board Member At-Large #1, Community Involvement/Parking: Mercedes Pappas

Board Member At-Large #2, Landscaping Chairperson: Reed McCune

Board Member At-Large #3, Building Maintenance Chairperson: Kelly Passey

5. New Board voted to assign two other non-voting Board Members to assist the Secretary and Treasurer. Invitations will be extended to these individuals in the coming months.

6. Board voted to enlist services of new law offices: Fabian and Clendenin

7. Basement flooding: Board will discuss issue with landscaper and attorney, and determine what action will be taken at a later date.

8. Weeds in yards

Residents are responsible for clearing the four-foot strip around their unit and the window

well. Residents/owners will receive a warning letter to comply. If weeds are not cleared,

Utah Lawn will be contracted and owner will be billed.

9. Christmas lights and ice melt

Next newsletter will include reminder to remove Christmas lights, ice melt and shovels.

10. Damaged garage doors are the responsibility of the owner and must be repaired in a timely manner. Fence damage will be repaired by Utah Lawn.

11. Striping

Weather should permit striping completion next week.

12. Internet Update (Brad)

Brad is negotiating with Digis for early termination of contract. Comcast ready to install in 2

weeks if notified.

13. Board decided to meet again Monday, July 11th at 6:30 at Shon Allen’s
