In Attendance: Shon Allen, Brad Sheppard, Angel Moran, Mercedes Pappas, Lisa McCelland
1) Landscape Shut Down: Started and completed last clean up, trimmed and final fertilizer was
applied, renewed with Utah Lawn for 2012.
2) Rain Gutter Maintenance: Rick and Nancy missing gutter, will be replaced $500.00 for work
to be completed, Need to install 19 mesh leaf caps to prevent flooding tried to get 3 bids one
company showed up
3) Rules for Attendance for Board Members: Shon to propose if all ok to come up with attendance
policy to insure voting and discussion of important matters, 12 meetings a year, 3 can be missed
if more is missed, a vote will take place to see if member stays on the board
4) Replacement for Bob Kelley and Kelly Passey: Matt and Lisa McCelland and Mary Kay Stewart.
Lisa showed for both Matt and herself, one can always attend will decided on titles in the new
year
5) HOA fee increase: Shon made a motion to increase fees by $5.00 Mercedes seconded it and all
were in favor of the increase
6) Snow Melt: Board approved snow melt-80 containers were ordered for $550 delivered and to be
handed out on 10-28, not a lot showed for pickup
7) Comcast: Internet change to Comcast-agreement signed, door to door rollout campaign and
email will go out, Digis to be gone Dec 31st 2011
8) Budget: Brad to present at Dec meeting and a newsletter to go out to LaDonna to put into final
newsletter
9) Gate update: Nothing new at this time
10) Christmas Lights and Decorations: Shon purchased lights for the trees in the front of the
waterfall

1) LaDonna and changes to the HOA fees for newsletter (Shon)
2) Christmas lights to Shon from Mercedes and Angel
3) Brad and Shon to change out lights
