HOA Meeting Minutes

1. Financial Review: Bob reported that there will be no HOA fee increase necessary for 2011, due to monitored budgeting efforts by the board. It was also proposed that the Wyngate HOA treasurer take over the role of fee collection and that terminating the contract with our current agency be considered. The Board voted 100% unanimously to support this.
2. Collections: Board discussed possibility of withholding cable/internet services in severe cases of nonpayment of HOA fees. Bob will consult with Wyngate attorney.
3. Distribution of snow-melt: Buckets of snow melt have been purchased and will be delivered the week of November 29th.
4. Fall/Winter Clean up status: Clean-up has been completed.
5. Holiday Décor reminders: No decorations should be attached to the outside of the units if the attachment requires piercing the stucco. Susie will include reminders regarding outdoor holiday décor in upcoming Newsletter.
6. Safety inside the home during holidays. Residents are reminded to use caution when plugging in multiple extension cords. In addition, residents are reminded to water fresh cut trees frequently to prevent them from becoming a fire hazard. This reminder will also be included in the newsletter.
7. Holiday Parking woes: Newsletter to include reminder that residents having visitors for more than 48 hours should contact the Board via submission form.
8. Reminder to ensure the “rain gutter heater” is on. (Check circuit breaker): This will be included in the newsletter as well.
9. Additional Board Member update: It was proposed that two additional Board Members be elected in May and that two assistants be appointed as soon as possible. This number of Board Representatives will alleviate the need for the Block Representative approach.
10. Survey update: The gate and internet survey draft was approved and will be sent out in December with the New Year State-of-the-Community/Season’s Greetings Letter to be drafted by Susie.
