Wyngate Commons – Special Notice

Dear Homeowners,

Happy New Year! We hope everyone had a safe and enjoyable holiday season. We wanted to provide a quick update of some important community issues and notify you of some important changes:

Snow Removal

In case you didn’t notice, we had unexpectedly high amount of snowfall during the month of December. The cost of snow removal during December was greater than half of the amount that has been budgeted for the entire season. As a result, the Board has been considering various methods of keeping snow plowing costs under control.

As has always been the case, the company that plows our community will generally not come until there is at least 2 inches of snow on the ground AND it appears that the snow has stopped falling. Until that happens, homeowners are requested to keep their walkways clear of snow and ice.

As of today, your street representatives have been given bags of Ice-Melt which can be applied to the sidewalks and other icy areas. If you would like to keep some of this Ice-Melt in your garage, please ask your street representative.

Also, the Board is aware that there are sections of the community where the drainage of melted snow is inadequate, creating an icy and potentially dangerous situation. We are actively seeking to resolve this matter. In the meantime, please be cautious when walking in these areas.

Exterior Lights

Your street representatives have also been given replacement bulbs for the exterior of your homes. They will be replacing these bulbs as needed. If you notice a dead bulb, please don’t hesitate to bring it to their attention.

Garbage Cans and Common Space

In order to promote a clean and orderly community, it has become necessary to implement a policy relating to the storage of garbage cans and the use of common space:

  • Garbage cans cannot be placed on the street prior to Wednesday and should be picked up no later than Friday.
  • Garbage should be tightly bagged before being placed in garbage cans (we’ve had problems with the wind blowing trash out of the cans).
  • Garbage cans must be stored in your garages and not in the alleyways or back yards. Alleyways between the homes must be kept free of ALL personal belongings.

Homeowners that do not comply with this policy will be subject to a fine. The fine will be $50 for the first offense and $100 for each additional offense.

We are extremely grateful for the efforts of all the community members to make this a better place to live.
