We have had an unusually wet 2010. Because of this, a number of units sustained water damage. Homeowners are encouraged to take preventative measures. Check your window wells to make sure they drain properly in addition to making sure you maintain adequate homeowners and renters insurance. The insurance company contracted with by the HOA does not cover “acts of God” and they consider flooding to be just that. If you would like advice on making sure your window wells and the areas around your house are flood resistant, contact Bob Kelley at kelleyb5438@msn.com or Shon Allen at shonallen@msn.com. Also, Bob and Shon can provide you with information about getting some preventative repair by our contractor, Utah Lawn. This elective service would be at the homeowner’s expense.
2. Maintenance issues
a. Snow Removal Contract: The Board voted to contract with Utah Lawn to provide snow removal this winter. Sidewalks and driveways will be cleared at 1 inch. Roads will be cleared at 2 inches. Last year each residence was issued a tub of ice melt. Please check your ice melt supply and contact Susie Sunderland (801-572-2690) if you need more. Since we had a mild winter, there should be numerous near-full or unopened tubs. You are encouraged to use ice melt whenever needed.
b. Painting: Painters will begin painting of weather-damaged doors between Sept. 16th and September 23rd. Shon and Bob will be checking the doors in the community this week. Doors will be painted on a priority basis. Some have sustained worse damage than others. The HOA has budgeted funds to paint 25-30 homes this fall and 30 next spring, depending on need. If your door has been targeted for painting, you will be notified by a note on your front door. You need not be home when the painter arrives, but you will need to remove the weather stripping and replace it when the paint is completely dry. This is a good time to apply new weather stripping. Shon recommends a “Q-Lon” product from Home Depot for around $12.
3. Parking Committee update
a. Harmons crack-down: Harmons will no longer allow Wyngate Commons residents to park in their lot. Violators will be towed. Wyngate Commons still has 4 spaces available for lease within the community. Please inquire via submission form on the website (www.wyngatecommons.com) or call Susie Sunderland at 801-572-2690.
b. If you are in need of temporary parking arrangements, complete a submission form on the website. Reminder: Wyngate Commons is a two-car community. There is no parking allowed on the street between 12:00 AM and 6:00 AM. Speedy Towing drives through the community at random and violators will be towed. In addition, there is no parking allowed in driveways at any time. Although Speedy Towing has not been removing cars from driveways during the day, they may at any time perform a random drive-through. Parking in driveways impairs your neighbor’s property access. Please be courteous.
c. Residents are not allowed to park in Guest Parking. License plate and car descriptions are recorded and parking violations are monitored. Cars in violation of Guest Parking policy are subject to towing.
4. Website update
The website has been updated with current HOA Board information. The mass email feature is being updated. Many apologies if you received several emails from Wyngate Commons a month ago. The person working on the site was not aware that emails were being sent out each time he tested the system. New features will continue to be added. Please keep checking the site.
5. Annual picnic : The annual picnic usually held in late August, will be scheduled in the spring.
6. Security Gate update: Homeowners will be receiving a questionnaire concerning this issue.
